The Minnesota Real Estate Team has developed some of the most informative and educational Real Estate Seminars in the state, and as a service to you we offer all of them FREE to you. In our Classes, we don’t sell you anything, and there are no fees or obligations of any kind associated with your attendance. It’s all about spreading the knowledge so you can make the best choices possible.

1. First Time Home Buyer Class
Daunting, mysterious, scary — are these words that describe your feelings about buying your first home? Just say “no” to the negatives and “yes” to the positives! Come learn about the buying process, from working with a loan officer to getting pre-approved and house-hunting with a Realtor, to getting your offer accepted and finally closing on YOUR first home! Learn about the special first-time buyer programs that are available just for you. Many programs offer down-payment and closing cost assistance as well as lower-than-market interest rates.
Join Darcy McDonald of Cornerstone Mortgage and Steve Howe of The Minnesota Real Estate Team as they lay the groundwork for you to travel through the real estate transaction. This seminar is set up to show you how to get off to a fast start, and prepare you for every step along the way until you reach the end of your journey — moving into your new home. They will also address today’s current marketplace and special loans to help you fix up those not-so-nice houses. After attending this seminar your feelings about buying a home will be fun, exciting, and easy. Feel free to bring your questions and get ready to become educated on buying your first home!

2. Rehab Loan Seminar
Learn how to turn a fixer-upper into the home of your dreams. Whether you plan to buy a new home or refinance your current one, the FHA 203k program allows you to roll eligible repairs and upgrades into the mortgage loan. Presented by Elizabeth Vaughan of the MN Home Loan Partners of Cornerstone Mortgage Company and David Wagenius of The Minnesota Real Estate Team.

3. Buying Bank-Owned
Join Mary Alice Short of The Minnesota Real Estate Team and Elizabeth Vaughan of the MN Home Loan Partners of Cornerstone Mortgage Company for this informative first-time homebuyer seminar – with a special focus on how to purchase bank-owned properties. They will also discuss the current mortgage environment, down payment assistance programs and the federal tax credit of up to $8,000 available to eligible first-time buyers.

4. Real Estate Investing 101
From his experience of owning 15 rental properties, Ryan O’Neill will teach you a concrete way to build wealth through real estate. This seminar will be a one and a half hour presentation and an excellent opportunity for you to learn more about our process: how you get pre-approved, what type of loan product to choose, and then how we step you through the process of finding the property and helping you get it rented out.
Whether you are a beginner or an advanced investor, this will be a great chance for you to learn more about how you can build your long term wealth through buying real estate. Our team leader, Ryan O’Neill owns 15 single-family homes, and our mortgage coach Rob Bonahoom has over 20 properties. All of us have experienced the benefits of real estate, and we’re excited to share a free seminar with you on how you too can get into the game (or continue on).

5. Real Estate Investing 101.5
This seminar is meant to delve into the Cash Flow of a property and the different ways to analyze investment potential of a property, future cash flow, or current price. Brian Peterson, who has been analyzing investment properties for years, will go over many of the ratios and ways to look at your property financially. This seminar is meant for people wanting to take the next step, maybe looking to have several properties, or those who need a refresher on the tools and methods to analyze these properties.
There will be a special interest in multi-unit properties and commercial properties and ways to come up with prices, cash flows, or to compare to other investment properties. We have special guest Rob Bonahoom to talk a little about the current financial environment for approving loans. Come take it to the next level with this outstanding seminar! You never know what you can take away from these events, but they have proved very valuable to investors in the past.

6. Real Estate Investing 201
The volume of higher priced homes that are being sold in either short sales or foreclosures is creating an opportunity for investors. The previous owners of these homes are now in need of a place to live. Most have been homeowners for years and have no desire to move back into an apartment or multi-family setting. These new tenants probably have good income and a strong desire to remain in the neighborhood. They may have simply had a blip in their financial lives as a result of a job loss, medical problem, divorce or other temporary situation that led them to be unable to pay their mortgage payments.
This type of tenant can be fantastic to have as they understand how to maintain a property, they pay their rent on time as they have good jobs, and there are looking to put root down somewhere. With this opportunity in the market, we want to teach you how to rent to these types of tenants. How do you find someone that is willing to pay $2000 or even $3000 per month for rent? What types of properties work best? How can you command that rent?
Steve Rajajuori, from REI Property Management, will be sharing his experience with renting properties in this price range (over $1500 per month). Come to this free seminar and learn from an expert.

7. Short Sale Solutions
Many homeowners in today’s market find themselves upside-down in their homes. For some, a short sale is the solution, but there are many questions a homeowner should ask – and get the answers to – before entering a short sale agreement: How does a short sale differ from a foreclosure? How does a short sale impact my credit standing? Is there a waiting period before I can purchase a new home? Denae Frampton and Trent Johnson of The Minnesota Real Estate Team and Carrie Guarrero of the MN Home Loan Partners of Cornerstone Mortgage Company will provide an overview of the short sale process and answer these and other questions. They will also educate attendees on consumer scams to watch out for and grants and other solutions (such as refinancing a current mortgage) available to help qualified homeowners.
